Why does a complex roof cost more?
Price depends on roof complexity. Every feature adds material and labor:
- Hips take more ridge cap. We never use cut-up 3-tab shingles as ridge.
- Valleys get ice and water shield in all valleys.
- Dormers get ice and water shield plus new step flashing. New step flashing means detaching and resetting the siding, or installing counter flashing.
- Steep pitch and extra layers to tear off add time and cost.
- Upgraded components such as lifetime pipe boots, upgraded felt paper, perimeter ice and water shield, and drip edge add to the price.
How does the roofing material change the price?
The system you choose is one of the biggest drivers. On a simple gable roof, the range runs from architectural shingles at the low end (about $375 per square) up to standing seam metal at the high end (about $1,000 per square).

Do you install 3-tab shingles?
No. We don’t install 3-tab shingles at all anymore. They’re builder-grade, entry-level shingles, and they aren’t built for high winds. We see a lot of them on Triad homes. Our roofs start with architectural shingles.
Where do designer shingles like GAF Woodland fall?
GAF Woodland is upper-echelon pricing. It needs a special starter and special caps, and it takes 4 bundles per square instead of the standard 3.

What if you find rotten decking?
The first two sheets of rotten decking are replaced free on every job. After that, it’s $50 per sheet of 7/16 OSB.
Do I need new gutters with a new roof?
Not always. If your gutters are damaged or worn out, we make custom gutters in-house, so we can quote the roof and the gutters together and handle both on the same project.
How do I compare roof replacement quotes?
Two quotes for “a new roof” can be very different roofs. Ask every roofer the same questions:
- Is tear-off and disposal included? Ours always is, along with job-site waste.
- What underlayment and starter? We include synthetic felt and starter shingles on every roof.
- Real ridge caps, or cut-up 3-tabs? We never use cut-up 3-tab shingles as ridge.
- Where does ice and water shield go? In all valleys and around penetrations on Standard, plus along dormers and walls with step flashing on Premium.
- Is drip edge included? It is on Standard and Premium.
- What does rotten decking cost? We replace the first two sheets free and charge $50 per sheet of 7/16 OSB after that, so there are no surprises.
- How will the shingles be installed? Shingles must be stair-stepped, not racked. Here’s why racking causes leaks.

Should I repair my roof instead of replacing it?
