Why the homeowners replaced their metal roofs

The plan was a coating. Here’s why it changed.

He talked with a silicone manufacturer and learned that a silicone coating wouldn’t stay clean and attracts dirt. Terry told the homeowners what he’d found, and they decided to replace the roofs instead. They were extremely pleased that he did the homework up front, so they could make the best decision the first time instead of paying for a coating and then paying again for a new roof.

Coating vs. replacing an old exposed-fastener metal roof

If you have an older ribbed metal roof that’s fading or leaking, you have two basic paths. Here’s how we look at it, kept simple:

  • A coating goes over the existing metal. It does not change what’s underneath: the same panels and the same exposed screws stay on the roof. As Terry learned on this job, a silicone coating also may not stay clean, because silicone attracts dirt. That matters if the look of the roof is important to you.
  • Replacing with standing seam means new panels and new trim. On a standing seam roof the fasteners are hidden under the seams instead of going through the face of the panel, and the new finish comes with a manufacturer paint warranty (40 years on this job).

The challenges: mountains, snow and a steep, slick roof

  • Winter coming in. We worked this job in late 2025, and some days we held off because there was snow on the ground or on the roof.
